A survey that was carried out by Dynamic Markets for GE Money Home Lending revealed top ten home improvements in terms of adding monetary value to your home. The UK is a nation obsessed with Do-It-Yourself home improvements. However, the survey revealed that homeowners were failing to consider the monetary returns that home improvements carried out by them would bring.

The survey revealed an interesting fact on home improvement perceptions held by the homeowners. The combined value addition of the top three modifications that homeowners believe will add the most value fell short of the value added by the estate agent’s top-most choice. It shows that homeowners are not aware of the trends in the home market and they just carry out modifications as per their wishes, paying scant regards to the monetary value that would be added to their homes.

According to the survey, the top three home improvements as recommended by 100 estate agents across the UK are loft conversion, extension and conservatory. On an average, these home improvements will respectively add £22,300, £19,271 and £11,904 after costs. The homeowners believed that new kitchens, bathrooms and redecoration were the most valuable home improvements. The total average value that these home improvements add to your home is almost £18,000 – much less than the top-most home improvement suggested by the estate agents. Homeowners have a big advantage in borrowing money because they can provide their home as a security and, in turn, ask for low interest rates as well as a large loan amount. Home improvement loans that are secured against home can allow you to borrow a maximum of £250,000.

Home improvement loans can also be taken without providing any security to the lender. These types of unsecured loans may not allow you more than £25,000. Home improvements are made for a variety of reasons. Sometimes those reasons are confused in the mind of the homeowner. That explains the first of the common mistakes listed below.

1. Not Being Clear About Your Purpose

With any home improvement, you should be clear about why you are doing it, so you can be clear about whether it is worth the cost. People often confuse their motivations, saying that a given project is not only to make the home more livable for them, but is an “investment” as well. In a report recently in Remodeling Magazine, the average cost and added value of various home improvements was shown for different areas of the country. The worst remodeling projects, including creating a home office, only returned about half of the cost in added value. With the best, including a basement remodel, you get back about 90% of what you spend.

Let me do the math for you: every single one of the improvements in every area of the country was a money losing proposition on average. Now, it is true that some are better than others. The average attic bedroom addition only cost $13,000 more than it adds in value to the home, while you lose $30,000 on the average master bedroom suite project. It is also true that if you are knowledgeable and creative, you can add more in resale value than you spend.

Be clear about this. If you spend $68,000 creating a master bedroom suite, and it only adds $38,000 to the value of your home, this is not an “investment. ” The real cost in the long run is $30,000. That’s what you pay for your personal enjoyment of it.

With that in mind, you may want to consider how long you will live in the house, and divide that costs into those months to decide if it is really worth it. If you move five years later, that nicer bedroom cost you $6,000 per year to enjoy, or $500 per month. If that seems reasonable, do the improvement. If an extra vacation or two annually, or $500 per month going into a retirement account, or any other way you could spend that $30,000 sounds better, drop the project or scale it down.

2. Not Being Clear In The Contract

If you don’t know what you want, you are likely to pay a lot more than you think for home improvements. This is because whatever you agree with the contractor on, that’s what you get for the price. Every little change will be extra, so know what you are trying to do in advance, and make sure it is included in the bid and the contract.

You may be wise enough to have a deadline in the contract, rather than just an “estimated date of completion. ” But a deadline alone may not be enough. You may also want to consider a clause that specifies penalties for not completing the job on time. A line saying that the price will be reduced by $100 for each day past the deadline is a “motivational clause. ” Also, never pay in full until the job is done.

3. Not Being Prepared For The Process

Large home improvements involve large messes. You may have to deal with dust and piles of construction materials for weeks or longer. Consider this when planning when to do the remodeling. Ask the contractor (before you sign the contract) if he will be completely cleaning up the mess in the end, and what you can expect during the process. Will they be providing a bathroom, or will the worker need access to yours? Will there be security issues, like walls that are open to the outside for days? Will you have to chain up your dog or warn the children about dangers?

The bottom line? Avoid these common mistakes and you will probably be happier than most with your home improvements.

Let’s take heating and cooling equipment for example.   We probably know that changing the furnace filter frequently (depending on the type of filter), is important for indoor air quality.   A clean filter will also increase energy efficiency and lessen the performance effort on the equipment, potentially extending it’s life.   But what about the annual maintenance usually performed by a quaified HVAC contractor?  A professional furnace clean and inspect should be done annually and should cost under $100. 00.   In my opinion, this is one expense you do not want to skip.   Most importantly, it’s a safety issue.   A furnace that is not running at peak performance can be deadly.   But for the purpose of this article, annual maintenance for under $100. 00 can save you thousands in the long run, if you wind up having to replace a poorly maintained furnace. Justifiable spending, I think. If you do want to replace your heating and cooling equipment, definitely explore new government tax credits available to homeowners for energy efficient upgrades.   *A homeowner can qualify for a 30% tax credit, up to $1,500. 00 on the purchase of high efficiency air conditioners with an energy efficiency ratio (EER) greater than or equal to 13, the same tax credit applies for natural gas and propane furnaces with an annual fuel utilization efficiency (AFUE) rating greater than or equal to 95.   These energy efficient appliances may cost more up front, but save money on utility bills and over time are designed to “pay us back” in energy savings. Tax Credits for Energy Efficient Home Improvements

In February, President Obama signed a stimulus bill (The American Recovery and Reinvestment Act of 2009) that made some significant changes to the energy efficiency tax credits. * The tax credits that were previously effective for 2009, have been extended to 2010 as well. * The tax credit has been raised from 10% to 30%. * The tax credits that were for a specific dollar amount (ex $300 for a CAC), have been converted to 30% of the cost. * The maximum credit has been raised from $500 to $1500 for the two years (2009–2010).
